Pricing the work before it starts

Every good construction project starts with a number that can be defended. That number is built from quantities and rates.

The BOQ

A bill of quantities lists every item of work - earthwork, concrete, masonry, finishes - with its quantity, unit and rate. It is the language that measurement, billing and claims all speak.

Rate analysis

Unit rates are built from materials, labour and plant, plus overheads and profit. A rate analysis shows how each rate was reached - essential for variations and fair claims.

Cost estimation

Contingency

A realistic contingency covers the cost of changes and the unknown. Too little and you absorb the risk; too much and you lose the bid or overpay the owner.

Cost control

Estimates only help if you track actual cost against them month by month. Comparing billed work to the estimate shows where money is leaking before it becomes a loss.

Planning and the critical path

Construction runs on sequences. A good programme protects your time, your money and your claims.

Programmes & bar charts

A programme shows each activity, its duration and its order. Simple bar charts work for most buildings; networks and critical path methods suit larger works.

Critical path

The longest chain of dependent activities sets the finish date. Delay any critical activity and the project slips. Non-critical activities have float - use it, don't waste it.

Sequences that matter

Foundations before columns, columns before slabs, curing before loading. Getting the sequence wrong causes rework - the most expensive mistake in construction.

Resources & cash flow

Match the programme to labour, plant and materials - and to your cash. A programme that ignores money is a dream, not a plan.

Progress tracking

Planned versus actual, updated weekly. Early slippage on a critical activity is caught in days, not at the end of the project.

Records protect time

Delays caused by the client, late drawings, or changes are only recoverable if the programme and records show the impact. This is where EOT claims begin.

Quality

QA/QC: where quality is actually made

Quality is decided by testing, inspecting and recording - not by promises.

Material testing

Steel tensile tests, cement and aggregate tests, and cube tests for concrete. Test reports are the evidence that what you paid for is what got built.

Concrete control

Mix design, water-cement ratio, slump at placement, cube samples and curing. A 20 megapascal grade designed is only a 20 megapascal structure if the site delivers it.

Hold points

Key stages - before concreting, before backfilling, before covering works - are inspected first. Missing a hold point means uncovering work later at real cost.

Defects & snags

Snag lists catch defects at finishing, not years later. Waterproofing, drainage and finishes are where most quality problems actually surface.

Documentation

Inspection requests, test results and approved drawings filed in order. At handover, the quality file is what proves the building meets the spec.

Cost of quality

Cheap concrete or thin steel saves little and costs the structure. Rejecting bad work early is always cheaper than fixing it later.

Running the site and keeping records

Good site management is mostly good record keeping. The diary is the quiet hero of every claim.

Why it matters
